The maintenance key is located in the northeastern part of the map, which will take at least a few hours to access. You will also need a shovel to get into the bunker where the key is located.
Head to the location on the map shown in the image below.
Take a shovel in the clearing and start digging. Soon you will reach the metal door of the hatch "Maintenance A". Enter the hatch and go down the stairs. Turn around and walk down the blood-splattered corridor. Go through the first door on your right and you'll be in the living room. At the far end is a table with a service key card.
It takes more time to find a VIP card. Head to the green pulse location on the northwest side of the island as shown below.
A rock formation hides the entrance to a network of tunnels. Approach the stones and interact?The ones with the abyss when the clue appears. Turn on some light and move forward through a long dark cavern until you reach another hatch. Head down the stairs and you'll end up in a rather horrific locker room.
There is a locked door at the far right end of the room. Use the service card key to unlock it.
The next step is lengthy but relatively easy. You will pass through several rooms with plants and enter a dark corridor. At the end, turn left and go down the stairs into the water. Swim through the flooded room, then through the next flooded room, making your way between the fallen lamps, and then through another flooded room.
Once in a darker room, turn right and swim down the dark corridor. About halfway to your left there will be a doorway. Follow the corridor to its end, where you will get to the office. Take the VIP card from the table.
The Guest Keycard is on the green pulse south of where you found the VIP Card. Interact with the rock, turn off the light and go to the end of the dark cave passage, where is it?turns into a metal corridor.
Turn left when you reach the hallway from the hallway turn right to enter a brightly lit room. Use the VIP card to open the locked door.
Enter the gym, turn left and keep going until you come to an atrium with two large stairs. Climb the stairs - any stairs will do - and keep walking towards the back of the mall. Enter the next room and keep moving forward through the restaurant until you reach the back wall. To your right is a table surrounded by the dead, and on the table is a corpse and a guest key card.
